Pursuant to Articles 1341 and 1342 of the Italian Civil Code. Governing the use of the “Urbe Hub” coworking spaces.
1. Service Owner and Manager
The “Urbe Hub” coworking service is managed by:
WER S.R.L.

VAT number: 17627411006
(hereinafter “Manager”).
2. Subject Matter
This contract governs the terms of access to and use of the “Urbe Hub” coworking spaces and related ancillary services, including:
- use of non-exclusively assigned workstations;
- use of common areas;
- use of meeting rooms within the limits of the purchased plan;
- access to the Wi-Fi network;
- participation in events organised at the Hub.
The service constitutes a provision of services and does not in any way constitute a lease, sublease, or grant of real rights over real estate.
3. Nature of the Relationship
This contract may be entered into by consumers pursuant to Italian Legislative Decree 206/2005 (Consumer Code), as well as by professionals or VAT-registered individuals. By joining, the member fully accepts the House Rules and these Terms and Conditions.
4. Membership Procedure
Access is subject to:
- being at least eighteen (18) years of age;
- application and approval by the Manager;
- optional use of a free trial day, at the Manager's discretion;
- advance payment of the chosen plan through the official platform;
- express acceptance of the House Rules and these Terms.
The Manager reserves the right to refuse membership applications without obligation to provide reasons.
5. Fees and Payment
Fees are those indicated in the House Rules in force at the time of purchase. Payment is made in advance and is a necessary condition for activating access. Failure to pay will result in automatic suspension of the service.
6. Duration and Renewal
The contract duration corresponds to the purchased plan:
- Day Pass: valid for one day. No automatic renewal. The contract terminates automatically upon expiry.
- Monthly: valid for one month. The plan renews automatically each month until explicitly cancelled by the member through the official platform. Cancellation takes effect from the next billing period.
- Annual: valid for twelve months. No automatic renewal. The contract terminates automatically upon expiry without the need for cancellation notice.
No early withdrawal or refund is available for unused periods, except as required by law in cases applicable to consumers.
7. Access to Spaces and Capacity
Access to Urbe Hub spaces is always guaranteed to active members during opening hours. Common areas are freely accessible without the need for a booking.
Booking through the official platform allows the member to secure a specific workstation for the selected day. Without a booking, access to the Hub remains guaranteed, but the availability of a workstation is not assured.
The Manager observes the Italian national public holiday calendar; on such days the Hub may remain closed without this giving rise to any right to a refund or extension of the plan.
8. Suspension and Termination
The Manager may suspend or terminate the contract with immediate effect in the event of:
- breach of the House Rules;
- behaviour incompatible with the working environment;
- unlawful activities;
- non-payment.
In such cases, access to the spaces may be denied. Any refunds will be assessed based on the severity of the breach and in compliance with applicable law.
9. Liability
The member uses the spaces at their own risk. The Manager is not liable for:
- theft or loss of personal belongings;
- damage resulting from improper use of the spaces;
- temporary interruptions of services (electricity, internet, water) not attributable to the Manager's wilful misconduct or gross negligence.
The Manager's liability in cases provided for by mandatory law remains unaffected. The member is liable for damage caused to persons, structures, furniture, or equipment.
10. Internet Network
Wi-Fi access is provided as an ancillary service. Use of the network for unlawful activities or in violation of applicable law is prohibited. The member is solely responsible for activities carried out through their own devices.
11. Security and CCTV
The spaces may be equipped with active CCTV systems for security and property protection purposes, in compliance with EU Regulation 2016/679 (GDPR) and applicable national law.
12. Personal Data Processing
Pursuant to Article 13 of EU Regulation 2016/679 (GDPR), WER S.r.l., as Data Controller, collects and processes the member's personal data (name, surname, email address, platform access data, booking history) solely for the following purposes:
- management of the contractual relationship and access to the spaces (legal basis: performance of the contract);
- legal and tax compliance obligations (legal basis: legal obligation);
- operational communications relating to the service, including changes to the House Rules or these Terms (legal basis: legitimate interest of the Manager).
Data will not be transferred to third parties, except as required by law. Data will be retained for the duration of the contract and for 10 subsequent years for tax and administrative purposes. The member may exercise the rights under Articles 15-22 GDPR by writing to info@wersrl.com. The full Privacy Policy is available online.
13. Insurance
The Manager holds a Third-Party Liability insurance policy. This coverage does not include members' personal belongings and does not replace any personal or professional insurance held by the members.
The use of members' images during events and activities is governed exclusively by the “Release and Authorization for Audio/Video Filming” document, provided separately as part of the membership documentation.
14. Force Majeure
The Manager shall not be liable for non-performance or suspension of the service resulting from force majeure events, including but not limited to: natural disasters, epidemics, government orders, interruption of essential utilities, extraordinary works on the premises, or structural failures not attributable to the Manager. In such cases, the Manager undertakes to communicate the situation promptly through official channels and to assess, where possible, compensatory measures for active members.
15. Amendments
The Manager may amend the House Rules and these Terms for organisational or regulatory reasons. Amendments will be communicated through official channels with reasonable notice. Continued use of the service following such communication constitutes acceptance of the amendments.
16. Jurisdiction
- if the member is a consumer: the court of the member's place of residence or domicile;
- if the member is a professional: the exclusive jurisdiction of the Court of Rome.
17. Specific Approval of Clauses
Pursuant to Articles 1341 and 1342 of the Italian Civil Code, the member hereby declares specific approval of the following clauses:
- Art. 6 - Duration and Renewal (no refund for unused periods; automatic monthly renewal)
- Art. 7 - Access to Spaces and Capacity (capacity limitations; closure on public holidays)
- Art. 8 - Suspension and Termination (immediate-effect termination)
- Art. 9 - Liability (limitations on Manager's liability)
- Art. 14 - Force Majeure (exclusion of liability for force majeure events)
- Art. 15 - Amendments (unilateral amendment of Terms)
- Art. 16 - Jurisdiction
By signing or ticking the acceptance checkbox on the platform, the member declares that they have read, understood, and expressly approved all the clauses listed above.
